Bonus points for multiple properties in the same area.I'm not trying to talk just to myself.

I always try and get a 3br/2bth or create one if I can - not so much for higher rents which is a bonus but the real paly IMHO is resale

@Jason DiClemente I think you're being too generous about  them not caring about personal DTI. as a first multi and not much history, personal financials will be an important factor)-credit score doesn't get whacked too bad after your credit utilization goes way up-have 6 months of reserves, and maybe more -property is profitable to support both debt servicesthen you can probably knock this out.

So far I planned to drop price again along with adding in home warranty and buyer agent bonus.

Sad to see it removed, but rules are rules....I'd like to see it continued/re-examined, but this time simply in light of generosity in general not tied to any other type of organization.I believe that people who are generous have a way about them that tends to draw others toward them, which is helpful in business where net working and establishing relationships built on trust is important.

The family would be generous and allow 6-8% commission for me. 

I would personally rank them with South Boston (depending on where in South Boston) and then East Boston (with bonus Amazon gamble) then Everett, Winthrop, Revere and Roxbury.
