3bd 1bath vs 3bd 2bath in Indianapolis

I like to start investing in 3bd 2bath homes in Indy roughly around 50k. However I noticed the 3bd 1 bath homes are generally cheaper. Does the 1 less bathroom make the house and less desirable to rent out? Is there a major difference?
