Here is the "lesson learned" : on the county listing, under "PARCEL#/NAME" is "Foster & Foster Tax Sale" (the primary law firm handles the sales) - scroll down the list, if there is an addition firm listed (last time was AMS), there will be 2nd sale group.

Also often if you are working directly for one owner and not multiple owners then you are an employee of that owner and that is often a way around the licensing rules, but you would need to be their "employee" not a manager their hired as an independent contractor.

Thanks @Bradley BuxtonI have done very cursory investigation of the Tahoe areas, but my understanding is that it is not very friendly to STR investment (e.g. limited permits and the potential of completely banning STR's).I currently have property in a mountain resort town that is close(ish) to a metro area so we have lots of WFH employees, but it appears that the market is drying up due to RTO policies.
