PS I follow all things software and you do not want to use software for this, the software out there for estimating insurance isn't made for investors at the moment, it's for agents.

We've done most of our deals with CMBS (thank goodness we now qualify for agency debt) - and every lender made us escrow funds at closing, though one bank was much more demanding than the others, and we don't work with them anymore.  

Our says $375 for agent commission fees, and advertising cost.

As far as food goes, kind of a low hanging fruit, so I won't get into it, but the Portuguese food in the Ironbound is awesome, and the Portuguese festival in the summer is great, but I'm not sure what the status of it is these past few years.

Typically you would do this for agents in your own brokerage as I've never heard of doing this for an outside agent.
