My onboarding usually involves having my team send the prospect with our onboarding documents and I will either meet in person or do a zoom call with them to talk about our process and see if we are a good fit for one another.If they want to move forward, they fill out the onboard docs which I pass to my VAs and they setup the listings.

They had an ad online for prospective tenants advertising 200+ vacant rentals.

At first I denied all these ppl but as I sit here with no prospects, wondering if allowing someone to rent out the space, sleep in the van at night would be an issue?

It seems to be in a really nice location with good rental prospects. 

Or whatever you prefer.Deal with repairs and maintenance.Meet with tenants and sign leases.Clean up and repairs at move out.Show your place to prospective tenants.And the list goes on and on...

@Jack QuinFor us, a 530 credit score is a no-go from the start. 3x income is great, but they do not pay their bills.When I self-managed and listed on Zillow or any other platforms, I usually would initially assess people by speaking to them on the phone. 2-5 minutes on a phone call with a prospective tenant will give you a good idea of what to expect.
