Proper insulation will keep the units cool except for the hottest weeks in summer and save tenants on winter utility bills in the winter.

If it happens to also make another person a ton of money as well, cool. 

It is pretty cool to get a commission when you buy, and you don't have to do too many deals for family and friends to break even/make a little.

With a M2M lease, as soon as you realize that your tenant is dirty, you give them notice and find someone who won't live like a pig.In reading another post on a similar topic (you should search) someone posted that in TX, "lease rules" so apparently you can add things to your lease that supersede law and it's cool. 

I know it sounds cool here in Tampa when I meet someone who has a lot of rentals and makes like it is no big deal to keep all those tenants happy and their properties safe.
