If it's in the shower, you can purchase shower heads that concentrate the flow of water (similar to a pressure washer concept) which would at least tube the illusion of higher pressure.

Concentrate on raising it above 720.

I have concentrated my research on FL and in the Tampa area, for no specific reason or personal preference...In the past few weeks, I have been in contact with an agent/broker doing this kind of work and having a team for the closing/taxes etc.. able to manage the property and all, he seems good and has provided lots of time without asking for a penny (which is the job of a RE broker, only its a lot more time consuming when the buyer is not present ...)Now I have my eyes on a property (it will be the 4th offer through him, the previous ones did not go through) and I would like to ask seasoned RE investors here a few questions...The house is advertised as a duplex 2/1 + 1/1 but after the visit I was told that an extra split had been done so it looks now like a triplex 3* 1/1 ...

Keep in mind I don't know the Washington landlord-tenant law.I think rather than worry about how long your lease is, I'd concentrate on my screening.  

There are a few more melted spots where small bits have flown off a little further, but this is the most concentrated area. 

I'm also looking to speak with Title companies and Realtors in the area to see if i can get cash sales report for the past 3-6 mths to see where the Cash buyers are concentrated and specifically target these areas for D4D's, Bandit, Direct Mail etc. 

FHA does require that the property be owner-occupied.Keep shopping around to other banks and concentrate on local/regional banks and credit unions.

For now we'll concentrate on building up reserves...my thinking is that fat reserves will provide the same security that a paid off property would give us.
