Looking for my First Wholesale Deal in Indy

Hi all I was wondering if there is any advice for a newbie hungry for his first wholesale deal in Indianapolis, IN.  My strategy is to market to absentee owners via a list purchased from one of the many list brokers.  My criteria will be out of state absentee owned for at least 7 years or longer for equity purposes, older owners within Marion County.  I'll then market to them using either yellow letters or just a personal handwritten letter.  I'm also looking to speak with Title companies and Realtors in the area to see if i can get cash sales report for the past 3-6 mths to see where the Cash buyers are concentrated and specifically target these areas for D4D's, Bandit, Direct Mail etc.  My initial budget will be around $1000 for the mailings which I intend to do monthly for at least 5 rounds.  Is this a solid approach?  Please punch as many holes, and identify any unforseen issues or road blocks I can expect with this approach.
