We built our 16 person cabin with fire suppression in it because we didn't want to play games with the definition of bedrooms to skirt around the regulations.While I don't disagree with the point your making, I will say that our interactions with the fire marshals and city officials have been way better than we expected. 

The one thing that I don't see mentioned much is interaction with your neighbors (I mean tenants).

We don't anticipate selling them anytime soon so the 2 years would not be restrictive.We don't live in a community property state.

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

But moving in allowed us to build the vision for the hotel while we were onsite, interact with our first guests to make sure everything was good, and the more.

it's just easier and comparatively less risky than the more advanced strategies...House hacking still takes significant due diligence, skill in analyzing the market and the property, time and effort to learn about tenant screening and property management, the ability to anticipate appreciation/depreciation trends, etc., etc., etc....and even with lots of skill and preparation, things willstill go wrong (vacancy, plumbing leaks, bad tenants, unanticipated capex, furnaces that kick the bucket at the absolute worst time, etc.)

My thoughts are to start with single family/duplex and look forward to advice and interactions from all who have experienced knowledge to impart. 

Just not sure what to anticipate with what the value could potentially be over the next 5 to 10 years if I hold the property instead .
