.- Stated income HELOCs are starting to come back, local to me, regional banks only.- There are also portfolio loans that'll just use appraised market rents to document income, no tax returns needed.- A commercial loan might be an option.- And, last but not least, there are of course hard money loans.

Another idea, if you want to be sure you have legally licensed contractors, might be to mine your states Contractor License Board for license holders within a region around your projects.

When I go to Lowes I know everyone there and they know me, the in-store commercial guys will call me when there is clearance/closeout stuff they think I might like, and due to my volume purchases I have a good relationship with the regional sales rep who stops by my office for periodic visits and is a great go-to when I'm not getting the answers I want at the store.

When your property management fees exceed the salary of a regional property manager, thats when you either A) fire the mgmt company and bring it inhouse, or B) buy the mgmt companyI was the later, an asset manager who used a small mgmt company with 75 years of industry and market experience to manager all of my properties and then bought them out last year to bring management in house.
