I use them pretty interchangably because all commerical loans that I have originated are portolio loans and the lenders will do a commercial portoflolio loan on a non-commerical property, but not all portfolio loans are commercial in nature.

they simply are not.if your an investor and you can't borrow from your local commerical bank.. then your a sub prime investor borrower and your going to pay higher fee's.legit nationwide lenders are :LendinghomeLendingoneLima onein texas Visio and many many more.

I would guess that the property would be ~2000ft2 commerical and 2000ft2 residential (likely 2 x 2bed/1bath apartments).
