I would go for a midsize regional bank, with a Federal lending Cap limit of say $10mm or higher.

I'm in the Colorado market and we're seeing that the median cash flow annually is about 20k - 30k.

From what I have researched, and from what the Modular architects/manufacturers/contractors have told me, there is no difference in valuation if it is permitted and receives its CO as a permanent structure.
