Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I wouldn't question $165/mo for lawn/snow because that's pretty common here too.

The yard area is HUGE too so my lawn guy would go nuts...lol  4 units are on one side of the road and the other 4 across the street.  

For example, maybe you can install fencing around each lot to help define lot lines and encourage tenants to grow lawns.

one thing I see here in Oregon these days is folks are taking out sod and replacing it with clover.. its gives a nice little white flower and U can mow it like a lawn and well my neighbor just put one in and now I want one LOL..

Per the lease it was the tenants' responsibility to cover lawn maintenance and water was to be paid by the landlord and reimbursed by tenants.Although it was the tenants' responsibility to maintain the lawn, we worked out a handshake agreement that the landlord would continue paying his lawn guy and we would reimburse him for it.

Do not use Carolina Lawn care to do any work whatsoever.
