Granted prices have continued rising since then and I put some decent money into the Orlando house but like I said above, any vacation market should be flooded with listings that meet that metric.On the flipside I would warn of two things...1) I think you need to set your standards higher for STRs.

You will likely need to provide a paper trail proving you provided written warnings / cease and desist notices to the tenants for said minor violations.Even then, you never know for sure if the judge will rule in your favor.That is why it is always easiest to evict for Non Payment of Rent.

I've been in that situation before and it sucks.Now, you might feel that your only choices are to either get mistreated while being $3000 lighter, or to take the money and potentially let other people get screwed because you didn't warn them.But there might be a third option if you can convince the business owner that negative reviews can be turned into positive results.Point out that all businesses, even the best ones, make mistakes and receive bad reviews.But the best businesses work with their customers to fix the problem and have the review edited to reflect that.
