When you have a proven track record of performance, then you can play with other people's money. 

I’m hearing mixed opinions from people I know. 

When I do consultations or talk through things with people, I say, "Look, of course I'm not charging or anything, my goal is to impress you to the point where you want to work with me and refer me to all your friends and family."

Go to local meetups, search these forums for people that have mentioned that they do private lending and attend other RE events.

There's a post right above mine from a lender... there's always a lender offering $$$ even when people can't afford it. 

The lot works and ok with living in one unit, just trying to find people that have executed them in Los Angeles City.

They go to big multifamily conferences and recruit people that are aspiring real estate syndicators to join them. 

There are too many people selling you on how easy, passive, and lucrative real estate investing is.I always tell people the first year or two will be bumpy.
