It will definitely be an out-of-state purchase because markets near me are way too expensive - I'd love to hear suggestions on different areas.

They’ll suggest how much rent they can get, they’ll do the advertising, they’ll do the screening.

The forum may suggest things you hadn't thought about yourself that could make things more affordable/achievable for you.

I will try the other avenues that you have suggested.
