People were panicking about their roofs collapsing and willing to pay almost anything to get someone up there to shovel them off.

The roof, AC, plumbing, electrical and flooring will eventually need replacements.

Furnaces break roofs need replaced and plumbing needs repaired.

Paying off the notes, working to pre-emptively make repairs to capex items before they fail or become a major issue think roof, HVAC, and foundation.

If you remodeled, added a room, replaced a roof, painted, boosted the curb appeal, etc. that's a different story.

The letter goes like this:  By the way we have underfunded our reserves, so we need $5000 from each condo owner by July 1st, in order to replace the roofs....

More doors, one roof, easier to maintain.

It costs the same amount to replace a roof or furnace whether the house is worth $300k or $30k (assuming a similar size).

Spend what’s needed to upgrade with reliable mechanical systems, roof that doesn’t leak, remediate all mold; interior design modernized; in other words a place that will attract a higher income no hassle tenant.
