The market is shifting and the margins are shrinking. 10 years of stratospheric economic rise has given the market LOTS of competition and rising interest rates are having a real effect on deals.

All you have to do is hold, ignore the rise and fall of the stock price, and collect dividends (just like shrinking equity doesn't phase you as long as the $500 rent check clears).

In the last few years Fayetteville has become VERY competitive, and while lots of money can still be made there, the margins are certainly shrinking.

Also, the middle class has been shrinking by 11% since the 70s and that trend is continuing -> more tenants for me.

We had completed 4 management acquisitions in Metro Atlanta and paused three years ago as the market rebounded because every management company's portfolio began to shrink due to accidental owner portions choosing to sell their rentals as housing prices rose. 

It's been on the decline for 40-years I think most of ohio is shrinking lol.

My worry is that I will stuggle to find buyers above 250k into 300k territory since the pool shrinks the higher you go.....

Leasing / Property Management business - when equity shrinks and credit dries up people have to rent out houses.

I have no doubt I can track someone down (or on here), but any advice would certainly shrink that timeline.  

So your CoCROI starts shrinking with the very first mortgage payment and levels out at the cap rate.
