Or maybe they really are slumlords and their units won't pass a section 8 inspection. 

I had looked into it in the past and there was a time period that needed to pass as well as an equity position beyond 20% that the mortgage company wanted me to have reached (I believe it was 25%) for PMI to drop.

Did you get permits for the work you did, will it pass a fire code inspection ?

Also, if I were a tenant in a building where I had to pass a rigorous screening, with the peace of mind knowing that all my neighbors did too, and suddenly the rules were changed and my neighbor ended up being a convicted felon of a violent crime, I would be up in arms.

Most of the best wholesalers I know are extremely successful house rehabers who pass a few deals along when they are overwhelmed.
