Send a written notice (yes, paper) to the tenants with proof of delivery required (the postal carriers have this time to an art form; it's inexpensive and you get confirmation via email or receipt very quickly; it does not require the tenant to sign - it just confirms that the notice was delivered.A paying, respectful tenant is golden.

Your lease should state something about quiet enjoyment and not disturbing others in which case they are in violation of the lease, so once you have proof, you can start an eviction (if your local rules make it hard to simply not renew the lease).Most cities have noise ordinances, so even if you didn't have quiet enjoyment in your lease, the city will have quiet hours.

The greatest and probably only leverage I have as an out of state investor is the proof of funds to show I have the liquidity and the risk tolerance to average 2-3 deals per month.The Yelp thing is specific to California and only for companies.

If the Transunion report verifies everything, and they meet my other criteria (credit scores, proof of income, background and eviction checks...) then we are good.In my 15+ years at this, I have found a very strong correlation of credit score and tenant quality.
