I love that you have found passion in REI and have laid down a path to success with your three approaches.Of the 3 activities you are in, do you prefer one over the others? 

I take it from your comment that your preference is to Ground lease?  

It still seems preferable for this generation of homes in St Louis area.

We prefer 600 or better but are willing to work with people under.

In some older neighborhoods especially historic districts, the tenants look for older houses - they preferred the art deco bathroom tiles, the thick plaster & lath walls over granite countertops and stainless steel appliances.but class D neighborhoods are easiest to tell. 

Make yourself useful to them and start getting reps.I wish I had made the choice and decision early on to commit to only 1 form of lead gen and actually doing it. 

Personally I prefer single family homes around that median price because that's where the most demand will be not only for owner occupants but renters as well.
