Per Nebraska state statue 76-1431 the Landlord has the right to terminate the Lease Agreement if he so desires.

What the property management SHOULD have done is initiate the eviction process following the statues for the state of Missouri. 

Statue of limitations and waiver issue so if the LL can collect it will limited to a set time.

Someone paying $1200 a month may expect stone (e.g. granite or marble) but someone paying $600 a month is going to take what ever is there.Note that I haven't even touched on styles.

If they won't accede to your view of fairness, you can pick up your marbles and go home.

A few things I noticed (1) you didn't include gas in your expenses (2) management expense at 6% seems low - I've used companies <10% before and I paid for it (3) billing back utilities via RUBS (Ratio Utility Billing System) is a legal, extremely economical way to bill tenants their fair share on a master metered property, however, make sure your state statues support it and is fairly commonplace with your competition.

The last job, a bath tub demo, was quoted at $10k which is absurd.My condo will eventually be a rental and I am looking for a small, Seattle,WA based contractor or handyman that can help me with some small plumbing and electrical projects but who isnt going to force feed me italian marble inlays in my shower.Anyone out there have a good reasonable guy/gal who can help?
