A couple sources I can recommend for anyone looking out of area is esri tapestry and rentfaxpro.

Not near the rain you get out Portland which means scenery is nothing like lush green trees, crisp mornings, or happening places to hear local bands.

I just moved here from Texas as well. 15 months into my first home purchase in Tapestry HOA.

It was down for a while.The ESRI tapestry is very valuable for demographics/understanding your customer/tenant.

Dining room opens to the living room with cozy fireplace and access to the large back deck overlooking the lush greenbelt.

But in general, the tapestry of renting out AirBnB in Tucson (price/rent ratio, state laws and taxation, demand for short term rentals, growth of city metro) seems to work for many local and out-of-state investors looking for that sort of thing.

As such, having granite countertops, higher end carpet, multi paint colors, lush landscaping, new kicthen appliances (stainless steel), mirror sliding closet doors, ceiling fans, recess lighting, etc. all cost money but get high returns in my area.One other note: Because I complete higher end quality rehabs, my time on market before accepted offer averages under 14 days!
