@Peace Lily  To clarify, is the 3-plex you're wanting to purchase 100 mile or more away from your current duplex?

These jobs have provided me a depth and breadth of experience (not just technical, but business, marketing, customer service, management, etc) and I intend to leverage it all as lily pads towards my goals.

I would send a card or flowers to the tenant .

I had to learn how to do a lot on the fly, I staged the house re worked the front porch and took flowers right out of my own yard to give it some curb appeal.

Her husband died this year (googling obit - donations in lieu of flowers for a young guy). 

Tenant sent pictures of broken porch light that the roofer taped back together, the flowers trimed down to the stubs because the roofers flatten out the flower beds.

Would also check out your neighbors and recent sales to see what yards they have (or what landscaping, flowers, etc was done). 

Sometimes I deliver flowers, sometimes it's furniture, other times I just run a quick drop and hook.
