Sometimes you can bring to life an old cabinet simply by painting it, putting new hardware on, and maybe updating a light fixture in the room that shines brighter, and not yellow. 

Most of my options were breakeven haha still learning the game.I am in the process of finalizing what the exterior finish will be on my new build, most likely very light grey stucco, pretty excited about it.

Historically in EBR, though, once the exemption is in place, it is unlikely to be removed unless the property is reassessed, there is a complaint, or some other action occurs to bring non-owner occupancy to light, such as buying a new primary residence in the parish.

Caulking a bathtub for a plumber is the easiest job he could charge money for, short of charging to lite a pilot light on a furnace or water heater.  

Above are just hypotheticals, but they bring to light the point, which is, evaluating opportunities requires apples to apples comparisons. 

The guy that turns on and off the lights in the P&G lobby has a couple million in stock.

That being said, $110K is a bit light to start a lending practice.

All for adding an overhead light or two (generating the city approx $50 in fees) that’ll take the electrician an hour and costs you $200.
