I've been toying with the idea of getting into rentals as some more supplemental income, and although I've struggled with the math as far as justification, i believe the main reasons folks here by rentals (please correct if I'm wrong) are: Cashflow (although I've seen people do deals eg on Roofstock for only $100-200/mo) + appreciation (when sold) + taxesSo assuming I'm correct there, then the potential tax benefits are 30% of the reason to do rentals.

It doesn't look like they have any monthly or ongoing fees...just if you do a transaction. http://reebroker.com/about.aspx  But I'm guessing there would still be board dues, unless you do something like Christopher suggested.

If you are advertising it but have no intention of letting anyone actually rent it for a few months while you make improvements, that would not work.3) While I think there is an argument to be made for using the property tax assessment, I think if you have an actual appraisal that lists the value of the land and building you would have to have a strong justification for doing so (assume that you are going to have to defend the decision to the IRS).
