If the question, then, is how do I turn $300k in debt at 11.5% interest into $10M and $40-45k in monthly cash flow (nets out to $30k after tax), I don't see a realistic path in residential real estate unless you have a really long time horizon or a skill set that I am missing.

I feel like over a short time horizon you can show positive cash flow, but the longer you own that house, the greater the chances of 1-2 incidents occurring that wipes out years of "profit".
