Double-tapped breakers, all dishwashers did not function at all, multiple sinks and faucets actively leaked, Improperly installed flooring that had buckled, very high humidity in one units was causing moisture damage, furnaces full of drywall dust, radon systems that were not air-tight in the sump pit, and the list goes on and on.I listed just a few of what would ultimately be the longest repair request I've drafted in my career.

The post wicks moisture and gets soft/rotten at the bottom and sinks allowing the floor above to sink a little.

April Birdsong Contractor asking for advance, for gas, etc

I do have a contract which states 1/2 to begin job and 1/2 on completion of the job.I would appreciate any thoughts you have on this situation and how you have handled similar issues in the past.Thank so much April  If you have a contract in place, then I think you should gently push back on all of his extra requests and reference the language in the contract when doing so.

In any case, I wanted to put it back to original because the open porch allows moisture to get into the basement, which is under the open porch and the rest of the house.

I had a remediation contractor come out, and he told me the levels on the report is what he'd expect from a basement in Portland, and any amount of washing / bleaching wouldn't reduce the levels much long term as more moisture would enter the space up from the slab because concrete will always give off some moisture, and he couldn't really recommend much remediation.
