I have a "Landlord Condo Insurance Quote" through Geico who I use for my primary residence that covers Dwelling, Household Furnishings, Loss of Use, Personal Liability (up to $500k), Medical Payments, Replacement Cost Household Furnishings, Building Ordinance or Law Coverage, Limited Fungi or Other Microbes Liability & Remediation. 

We have reposted it for LTR at a rate that would make sense financially to eradicate the question in the first place.

Just wood rots from water damage and fungi on the exterior trims.

Eradicate from your thought process that there is normal wear and tear, all damage comes off the security posit.

But if it's roaches, they'll bring them in their possessions, although it's possible to eradicate the roaches once they're in your unit, if you find out early enough. 

I have a great exterminator, and he helped me get rid of a much, much worse infestation that took us almost a year to completely eradicate. 

I guess I haven't eradicated the real estate buying "bug".

The key point my attorney made was that bedbug cases are a relatively new problem (they got almost eradicated during the DDT days, but then slowly bounced back since the DDT ban), so courts/judges are quite unpredictable and often end up siding with the tenant.
