I think that gets lost VERY quickly with certain individuals.

Purchasing your first property can be nerve-racking so connecting with like minded individuals is a great start.

But if you are looking for 1-4 units residential purchased by an individual then PS is a great place to find a list, skipt trace then cold call or text. 

Yes you partner with them on the individual deal but you get the reps in to become better at watching a deal from start to finish. 

A tiered system works well: reward individual performance (e.g., quick work order completion) and team-based success (e.g., overall portfolio stability or income growth).Be cautious when setting pay expectations.

You mentioned that you are not a W-2, but that is not the only status of income producing individuals.
