The entitlements would cost 50k to do. we'd make 2 million on the land if we do the deal. stick to the same market and same asset class. we do urban adjacent urban infill for midrise in hotels and extended stays and apartments in Columbus Ohio. what market are you in?

I grew up in the land bizz  currently building out a 75 million dollar housing project in Oregon that I own and developed  I bought the dirt  7.5 mil cash and did all the horizontal in 3 phases about 2 mil per phase for development costs ( these were bank loans) then same bank gave me vertical loans and well we are down to the last 17 houses of which I have 11 presold and closings every two weeks for the next few months ..

Does anyone have experience with getting $1 million landlord liability coverage on their policies through Obie?   

Some of my colleagues and friends bought millions, others tens of millions, and some hundreds of millions (or Billions) during that period.Real estate is a funny game - it tends to go up, yes, but it does not always go up, and it can go nowhere for a decade or more, as a lot of apartment complex purchasers from 2021 are about to find out. 

Yea that’s pretty far fetched.

WE put up 400k and will get 400k back as a return my client is going to make a few million.

Also, I just read that the the 2024 lifetime gift limit is $13.61 million and I will NEVER approach that amount.

I didn’t have a pre-approval amount per se, I just knew that I didn’t have to worry about funding for anything under maybe half a million and my typical purchase and rehab was in the 150 to 250 range.
