I work with all the big box lenders and I have worked with a private hedge fund and I have worked with smaller, local HM outfits and NONE OF THEM had anything like that.Because if the deal falls apart I am guessing they keep your 2500.

So for a project that had a 100k purchase price and needed 70k in work, you'd only have to bring maybe 20k to the closing total, as compared to the 170k it would take with cash.These bridge loans do get called "cash" offers at times or are looked at as cash offers at times, but they are financing and they still do take 3 - 4 weeks to close, their are outfits who will close in 5 - 7 days but you will pay extra in origination for it.

Shawn, if you invest in a syndication, I would suggest you go with a smaller/mid sized outfit that you can have personal contact with the main person/people.

Some were wholesalers that we've been in contact with before they started using Investor Lift, some are outfits that we found through browsing the available properties on the platform.I've thought about joining as well as we'll wholesale deals that don't meet our investment criteria from time to time... as an agent though I lean towards buying personally, assigning directly to a client, or listing more frequently than wholesaling, so I'm just not doing enough wholesaling volume to justify the $479/mo price tag.
