An agent has very little incentive to not to present your offer to the seller.

I recommend compiling an analysis/presentation stating that your parents will save an "x" amount by working with you instead of "ABC" local property managers.

You have a friend, He will rent it in its present condition as soon as you make it available to him for $90 per month.
