Whoever gives me the most business and has an excellent close record will first be presented with off-market opportunities. 

Avoid deals in poor locations with high vacancy rates, overpriced properties, significant deferred maintenance, and unclear financials.

I will want to continue to continue to defer the taxes but in an UPREIT.

This is a good question.I found that meetups are kind of like you described not much really happens there and for sure REIAs and their monthly meeting kind of the same people talking about the same thing then bring in ( at least what i have seen with the PDX reia) folks that are presenting on things that worked decades ago.. and want to sell their stuff for a few grand.For me personally the best networking hands down was SF Bay Area events  San Jose Reiaand LA  FIBI events.folks in those markets are very real estate centric and generally more experienced and in San Jose so many tech folks that have done really really well.. maybe not in RE but have done great in TECH and have quite a bit of bandwidth for investments..

A post on recapture.People are concerned about recapture when they cost segregate their improvements and for good reason.Recapture is real, and those deferred taxes will need to be paid.But fear not!

It also doesn't need to be all or nothing.. if you have the ability to save an extra $30k per year, you can save half of that into a brokerage account and the other defer into a Roth 401(k) via MBDR.

I am trying to find an alternative model I might present to folks I know that inherit properties beyond the traditional sell it, or LTR it, without renovation for less money?
