I actually really like the model - particularly if you have a property big enough to allow for parking of construction rigs and equipment.

Down around the DTC pretty much everything is cookie cutter which is good in that you know what it's like.

I plan to take the cookie cutter approach, having about 4 or 5 engineered plans, a dedicated team of contractors trained and experienced in this kind of construction that I work with exclusively, as well as an engineering team in place to consult with when needed. 

This has not helped out in the least because of the hundred or so properties I have analyzed, none would ever qualify for their lending.In essence, they have absconded with my money, and do not intend to ever fund a project, because of their high fees, and the unavailability of rehab properties in the market they have rigged the game against me.I hope someday I will be able to get my refund of the money I lost to these people.

They don't seem to have a cookie cutter approach to your loan.

One color is much easier to do than having to change colors in their rig, obviously.
