For the certified annual audit, I looked on google and all I'm seeing are links saying charitable organizations with $300k or more are required to do this annually.

I missed this, maybe yo posted whle I was typing.Nonprofit operations are specifically exempt from Dodd-Frank and other lending regulations including imputed tax rates and amounts forgiven are not applicable where there is a charitable purpose.

I don’t have a huge family but it would be nice to know I could set aside a trust for each of them that grew and they would receive a certain amount monthly, quarterly, or annually and that I could make charitable contributions as well.

I'm more interested in accumulating a lot of doors than having a flashy lifestyle; I use the money to buy more properties.My brother, Joe, told me how he puts money into a Vanguard charitable fund - the money can't be removed but he can donate to charities he likes - and I want to do the same so I'll be putting some money that would be going toward taxes into that instead.
