According to you again there was excess wear and tear on the property than what is customary for the time frame that they rented it.So they are making false claims in writing trying to bolster their position in getting security deposit back from what you are saying.The key question is how much time and money do you want to throw at this or do you just want them out and move on??

Ultimately, we did work with Julian and his partner to get to a full 85% LTC financing by digging into the cost structure and finding ways to reduce costs and therefore bolster profits.As Julian's question above implies, we generally do not provide up-front money for construction, although we are able to do so if a borrower has additional collateral.

State refund check is a decent size, but going straight to emergency savings (which I feel is not bolstered enough if things were to ever go sideways).I'm in this weird limbo with wanting to accelerate debt payoffs AND save a good amount for a venture into RE AND bolster emergency money (like 6+ months of living expenses saved...ideally 9-12 months would be nice).

Here in Tampa you are allowed to sell your property but my brokerage says just list it through the company to bolster the numbers and take a 90% split instead of your usual split.Which is great for me...
