Sign up for local news articles, go to events in different areas, attend neighborhood association meetings, and just go out and have fun.

This time there were a bunch of new faces, people I never saw before, maybe attending their first sale, maybe not knowing what they need to do. 

As the years have progressed, I've seen a healthy combo of appreciation & cashflow has continued to increase as market rents have gone up.To start off, I'd attend some local meet ups and network a bit, and start analyzing some deals.

We're going to start attending local meet-ups again and stay active.

Typically if you attend any investor meetings about 1/2 the crowd in many groups are agents looking for business.If you want to network, try service clubs, alumni groups, charities, religious groups, hobby groups or whatever interests you. 

Find your local REIA and start attending and find the Realtors there to build friendships with. 

Can't say much about upstate NY except my father grew up in Albany and attended Syracuse University.

However, members can invite guests to attend certain paid events so the guests don’t have to pay.I also attend the San Antonio REIA (SAREIA) lunch events.

Attend every local REI MeetUp you can.

I suggest attending a real estate event and meeting other investors to see what other opportunities are out there and see what others have done!
