My plan is to build along the same type of home, but of course with some of my design inputs.I want to get a really solid foundation before any actual building happens and I would truly appreciate any advice that anyone has to offer of some preliminary items I should know and take care of beforehand.

getting MHs insured (the actual homes) is a challenge. 

I was working a big deal, actually the biggest sale in my department’s history, and I felt like it would yield greater returns than this real estate dream.

You can get 3/1s and 4/1s in Garfield Heights at that price that will actually cashflow at 1300.

If not I wouldn't bother selling as there is an incredible amount of money lost in buying and selling properties, so you have to make sure you have a plan to maximize the equity and actually have enough. 

I completely understand almost all of the frame work and bases but just need actual advice from someone one on on.

The real actual job is still the contractor analysis. 

I'm actually curious to hear what REI nation's impression of the Huntsville market is right now.
