Property manager recommends Porcelain Tile (states more durable in long term) over luxury vinyl tile/plank.  

I drilled a well about 8 years ago and paid only $5k for about 200 feet, pvc cased.

He told me that everything that was already ugly carpet would get me a higher appraisal if I redid that with nicer carpet rather then peel and stick vinyl wood style flooring.

Not sure why it would be 100k, its just PVC,

If you are tearing down the plaster/drywall/paneling on the walls and exposing the studs and the plumbing is old (not copper for the supply pipes or PVC/ABS for the sewer pipes) I would update the piping.
