Private money comes from granny, people you know, have done business with or form relationships with.HMLs advertise, some may be registered lenders some could be good ole boys looking for money deals, probably not the best source of funds.With a track record you should be able to attract partners like Paul.Look for other contractors willing to flip, some are looking for a place to park money, I know a couple like that here.
