And make sure that all items necessary for you to get the best rate possible from your carrier (like 4 point inspections, roof attachment points, pool enclosures etc) are present or available.One nasty little factor that can't be helped is that every time you buy a property for more than than last owner paid - you will have a tax bump due to re-assessment. 

You can get a commercial grade policy from major carriers where they lump the risk across multiple properties into one policy, reducing your premiums.  

The Louisiana insurance environment is in a bit of a rough patch at the moment with few carriers writing policies.

Those who want it may already have it through their insurance carrier.

I want Umbrella but because I don't own any other assets in the US, the carriers in that area don't offer it.What is not clear to me is if the LLC is sued, but all they can show is a $170K asset, what else can they sue if the LLC can only give them $170K?

My point about your father-in law merely relates to how his insurance carrier would likely respond to a claim- coverage would likely be denied.

Some carriers are starting to come back and bid down premiums. 

@Nova Dear I would look into Shelter like @Joseph Konney mentions - Shelter insurance has phenomenal service, definitely one of the better carriers I've worked with.
