I had two different companies.. one in Oakland CA circa 88 to 92 all investors all private and all 100% of funds for loans put up from the investors. 

That means the government has been borrowing my $600k (instead of $1.2M because I don’t live in California.) interest free for more than 10 years.

Lending laws change frequently, and we receive emails from Lightning Docs throughout the year explaining their updates to the documents we use here in CA.

And, at that time and place, it would arguably be silly NOT to do so. 100%.This post was biased towards San Francisco, and California more general to include Los Angeles and San Diego, today in 2024.

(We're from California as well) Everything has been extremely smooth so far and their staff has been excellent with their customer service. 

One of the things many who think CA OR WA are too expensive or are anti landlord.. this works two ways.. and exactly how you describe it..

FL seems to have reigned in HOAs recently, so who knows what they are allowed to do.I know that in CA, an HOA can ban smoking in units because smoking is not a protected class and the HOA has an interest in the safety & health of the building.
