I say "may" because while I have read about this in several places, I have not personally verified this to be true.I usually pay contractors by check the minute the work is finished and approved.  

They should have also gotten approval from you before charging and doing repairs.

Not all are okay with subleasing, so you need their approval.

The area has certain advantages like shelter from regulation risk (pretty much as low as anywhere in the country if you buy in the approved STR tourist zones) and long term security (people aren't going to stop going to Orlando anytime soon).

This is also very good example of jurisdictions that have zoning and annexations that need voter approval its a great way to STOP development. 

Then I consider letters of reference, cosigners, and added security deposit in order to meet approval. 

But once I got the bills, I increased the rent with the tenant's approval and signed an addendum to the lease stating the rent increase would be X and the owner would take over utilities.
