The vast majority have a very high scenes of entitlement having lived their life off of free handouts and for that reason have zero respect for others.As a landlord the level of resentment your tenants will have for you will counter any training you attempt to achieve.C class tenants are like cats, virtually impossible to train, and must be constantly monitored as you would a child.

Keep in mind the vast majority of tenants are irresponsible.I personally would never invest in a SFH as a rental however providing you are prepared to leverage 80% and reinvest the profits this property for the time being is a worth while keeper for you.Tenants will beat the h*ll out of it so decide if it is long term and you don't care or sell in a couple of years before there is too much reno work to be completed prior to selling.

Long story short is I want to buy a multi family home 4 family would be ideal but a duplex will be sufficient if I can find the right deal, for my first property in NJ I would love to see 1k a month positive cash flow, I am looking to take a investment property loan and put down 25% and upon research I'm seeing hat I need 2 years property management experience in order to use rental income to qualify, while I don't personally own any investment properties both my mother and father own several units which I am 100% a part of helping manage and repair when needed.
