I own a property in an area the is undergoing a lot of transformation.

That said, my exterior transformations are generally not that exciting.

I think if I can have one manager handle 140 units total (one is going through a full renovation/transformation) - you can see it on our website "The Avenue Apartments" that you probably could have one less manager and reduce payroll.Always remember that self management and understaffed properties can lose money by not maximizing rent/leases and lack quality customer service.

Just like us real estate investors who own income producing rentals, a car will transform from a liability that spends the majority of its time parked into an income producing asset that investors buy and put into an Uber-like pool.So, there's one batch of technology that has great promise and yet great peril. 

I've lived here for 6 years and the transformation has been incredible. 

The city was really excited to hear we are interested in transforming the property and will work with us to rezone the property and possibly provide some financial assistance to help with improvements.

Unless you can transform a large area to be complimentary to your project you need to place your project in the appropriate area, that means location, location, location. :)

The property I'm looking at is in one of the premier South Eastern cities (Call it Charleston, Savannah, etc.) and situated right on the fringe of two large-scale development projects that will transform the area (including 300 new residential apts).

That's a huge transformation.
