I know many of you are hesitant to do a deal with a dry cleaning tenant in place, but what about proximity to gas stations?

I am originally from Florida, but I joined the Air Force back in 2011 and have been stationed all over the world.

I own the Subway, a new Speedway gas station just opened next to me and the interstate is being upgraded to the new Interstate 69 which will increase traffic counts.

I was stationed there when i was in the army and now I want to buy my first rental property there within the next 60 days preferrably two within the same neighborhood.

We would like to hold onto the property for a while – it was a house hack so we have owner occupied rates, and the property is ~ ½ mile north of the Othello Light Rail Station between MLK and Rainier, in a stable area on a quiet side street surrounded by SFH.
