Strip Mall - Proximity to Gas Station?

Hi All, 

I am an investor in industrials and single family homes, and looking for my first deal in strip malls. I know many of you are hesitant to do a deal with a dry cleaning tenant in place, but what about proximity to gas stations? Would a strip mall directly adjacent to a larger gas station raise any red flags?
