I think three months should get it if your gc can line his guys up even a little.Again, the problem I've seen is that these gc's just don't seem to really care if the cabin is sitting weeks or even months at a time between phases - and for no apparent reason either.  

Tell him to go sit outside with it.

You should start at municipality,with title insurance claim, then try working with seller directly.After exhausting these I would be sitting down with an attorney and sharing the fully paper trail for closing and the follow up with each of the three parties above to file a suit to let the courts figure out exactly where liability rests.

Last thing you need is a spec house sitting on the market too long.

Just dont leave the property sitting empty for a long period of time. 

Over and over this sheeple generation just sits and placidly watches the disintegration. 

However, these are the types of deals I’ve done many times which accelerated my climb up the net work scale, culminating in my being able to sit back and live off the interest from my hard money lending/ discounted note purchases.

Mine are currently sitting at about 75-80% occupancy.
