@Scott Wilson - Hadar is correct that as an out of state investor, you will pay a lot if you don't know the market well enough. do you research on the macro and micro economic trends -- what are the industries there, what is the population growth, will these industries exist in 10 years, why are people moving there, what are the neighborhoods like and which one has most positive signals for rental rate increases, etc.

I guess it's a signal of trust in the community that new investors are asking for advice from Internet Strangers on major life decisions.But... in general, new investors should not syndicate, and should house hack
